This space is run by a shop-proud landlord who really cares for this beautiful building. Due to the location, this shop is not suited to concepts like fast food or covid clinics.
1. Tenants to be insured under their own Public/Product & Contents Liability Policy.
2. A1 Retail use, no sale of Food or Alcohol. Opening hours 10:00 - 6:00 Monday to Saturday 12:00 - 6:00 Sunday. Any extended hours outside the above normal trading hours to to be notified and arranged subject to permission of appear here and the landlord.
3. Landlord reserves the right to access the building without notice in an emergency and access for gas, electricity, water meter readings and general maintenance with 24hrs notice if when required
4. Tenants or Tenants staff are forbidden to use the shop address for business or personal goods deliveries or mail. Mailbox 56 Gloucester Road offers this service. Tenants to pass on all Landlords notices, mail or correspondence, to be collected by the landlord.
5. All electrical appliances to be unplugged (Wi-fi Router to be left on), all lights to be turned off and external front door bottom BS3621 Insurance security lock must be deadlocked on vacating the premises on closing each evening
6. All Bicycles or wheeled vehicles not to be brought inside or left outside the premises at any time. Tenants must not leave any rubbish, boxes or other, inside, outside, near or infront of the premises and should make there own arrangements for disposal of any such items. All heavy, large, crate and or boxed goods deliveries to be unpacked outside. Floor protection to be used to protect entrance steps, doorway and floor for any such delivered item(s) and or deliver trolleys. Any personal food must be removed at 6pm for hygeine reasons and to avoid pests, the area outside shopfront to be kept clean and tidy free of objects, the exterior plants will be maintained by the Landlord.
7. Tenants must notify the Landlord with immediate effect as an emergency 24hrs day or night, should keys be mislaid or stolen for emergency replacement. Tenants will be charged for any replacement of keys and locks if mislaid or stolen, it will be the tenants responsibility to provide their own insurance cover.
8. Outgoing Tenants must hand back all keys, remove all stock, possessions, furniture or other on or before end of tenancy date for new incoming tenants to occupy premises free of the above. The tenant will be charged for removal and disposal costs of any items as above not removed at end of tenancy and for lock and key changes (see 5.) for any unreturned keys.
