Space rules
1.17 should say, “indemnify, defend and hold harmless” and not just indemnify;
1.19 should have our standard coverage (see attached) and should provide that Landlord must be named as an additional insured on the insurance – and should provide evidence of insurance at time they take possession;
Tenant must not place (or cause to be placed) any mechanics’ liens on the Premises and if it does, it must have them removed or bonded within 30 days of same at its sole cost and expense;
Licensee shall maintain the following insurance coverage with respect to the Property:
(i) Commercial General Liability Insurance, with contractual liability endorsement, relating to the Property and their appurtenances with a minimum coverage of one million ($1,000,000) dollars of bodily injury per occurrence, one million ($1,000,000) dollars of property damage per occurrence and two million ($2,000,000) dollars general aggregate. In addition to the primary liability, On This Site Productions Inc. must obtain and keep in force at all times a minimum two million ($2,000,000) dollar umbrella policy to be carried in excess of the primary limits.
(ii) Workmen's Compensation Insurance, covering all employees and agents of On This Site Productions Inc. with respect to whom death or bodily injury claims could be asserted against
Landlord or United American Land, LLC, as required by the law of the State where the Property is located.
